Delta City, the first modern shopping center in Serbia, is planning a significant expansion in Novi Beograd. The expansion will add 10,000 square meters of new commercial space and 1,000 square meters of garage space, increasing the total area of the shopping center from 63,000 square meters to 74,000 square meters. This development is expected to boost employment at the center, with the number of employees projected to rise from 1,400 to 1,600.
The expansion plan, which is currently in draft form, is under public review until November 23. The plan outlines the addition of new commercial amenities, including stores, a recreational center, entertainment facilities, dining options, and a covered rooftop garden. The project will also involve the extension of existing ground-floor local gardens and the construction of a new garage. The expansion will be carried out in phases, with each phase required to meet parking standards.
The draft plan has been prepared by Urbanistiq d.o.o. from Rakovica, with Nenad Kitanović, a certified architect, responsible for the urban planning. The expansion is set to take place in Block 67, at the intersection of Jurija Gagarina Street and Bulevar Crvene Armije, covering an area of approximately 3.54 hectares.
The public is invited to submit written comments on the proposed expansion to the Secretariat for Urban Planning and Construction Affairs by November 23. The plan also requires the verification of the conceptual design by the Planning Commission of the City Assembly of Belgrade before any construction can commence. No specific start date for the construction has been announced yet.
Delta City, as the first modern shopping center in Serbia, has been a significant player in the country’s retail landscape. The expansion reflects the ongoing trend of growth in the shopping center sector within Serbia, which has seen considerable development in recent years. This expansion is expected to enhance the commercial offerings in Novi Beograd, providing more shopping and entertainment options for residents and visitors alike.
As the plan is still in draft form, it requires further verification and approval. There is potential for public opposition or concerns, particularly regarding urban planning and traffic management in the area. The public review process provides an opportunity for stakeholders to express any concerns or suggestions they may have about the expansion.
The expansion of Delta City is a notable development in the context of Serbia’s economic landscape, as it not only promises to increase commercial space but also to create additional jobs, contributing to the local economy. The outcome of the public review and subsequent approval processes will determine the next steps for this significant project in Novi Beograd.
